RentDepositGuarantee
With an R+V-RentDepositGuarantee, you have maximum flexibility because the deposit contract is not tied to fixed terms. If you no longer need your guarantee, e.g. because you move out, simply send us the confirmation of the termination of your tenancy. You will then no longer have to pay any premiums for this guarantee. And, as soon as you submit the release declaration signed by your landlord on the back of the guarantee, the guarantee will be cancelled.
The R+V-RentDepositGuarantee replaces the rent deposit in cash or in the form of a special deposit account – both for new and for existing tenancies!
If the tenant fails to meet their obligations under their lease, R+V makes payments to the landlord up to the full amount of the guarantee, and the tenant then pays this sum back to R+V.
Example: Anna and Stefan have found their dream flat: three rooms, prime location, with a rent of EUR 640/month. The landlord demands three months’ rent as a deposit, totaling EUR 1,920. But Anna and Stefan would rather invest their savings in a new kitchen. So they take out an R+V rent deposit guarantee. For less than EUR 100/year, R+V now provides the deposit in the form of a guarantee.
A few years later, Anna and Stefan have become parents and they move into a small house in the countryside. When they move out, the landlord discovers damage in the flat and demands that Anna and Stefan repair the damage and pay an additional fee.
If they do not comply with the landlord's demand, the landlord can approach R+V directly, and they will then inform Anna and Stefan. If the landlord's claim is valid, they can now repair the damage themselves or R+V will pay for the damage incurred up to the full amount of the guarantee (but no more than the legally permissible security of three months’ rent not including amenities). R+V will then reclaim the amount from Anna and Stefan.
You can apply for a R+V-RentDepositGuarantee if
the rental property is based in Germany,
you currently reside in Germany,
you have (had) a rental contract in Germany for at least three months,
your rental contract is valid for at least six months,
it isn’t a commercial property,
you will occupy the rental property personally.
The rental guarantee does not release you as a tenant from the obligation to meet justified claims by your landlord for property damage, back rent or additional charges. R+V will pay up to the full amount of the guarantee, up to a maximum of the legal limit of three months’ rent not including amenities. If R+V makes a payment to your landlord, then you as the tenant must reimburse the amount paid by R+V.
Good to know: Some liability insurance policies cover damage to rented property. Therefore, we recommend checking your liability insurance or taking out private liability insurance from R+V here.
